The pricing of ‘Our Designs’ is based on a flat, serviced site on ‘good ground’ and does not include the cost of purchasing the land or site-related costs (such as landscaping, driveways, earthworks, etc).
House and Land packages are priced similarly but do include the purchase price of the section.
The total price you pay may also vary depending on extra inclusions that you have chosen. Regional variations in materials, labour costs, products specified and local authority building requirements may also alter the price from that shown.

Typical Mortgage Repayments are approximated monthly repayments based on the Build Price Estimate being financed with a 5.5% interest rate, a 10.0% deposit, and a 15-year term for a loan.
Sites that are sloping are more expensive because they require extra earthworks.
Larger sites can be more expensive because they require services to run for a longer distance.
Sites that are not deemed to have ‘good ground’, such as organic soil, peat, soft clay or certain types of sand are more expensive because piling and extra foundations will be required.
Note: Good ground is defined in NZS 3604 Timber Framed Buildings and describes whether the bearing pressure of soil can support the building
